Since 1st January 2005 it has been a requirement for the majority of electrical work carried out must go through a number of electrical safety checks to comply with Part P of the Building Regulations and for that work to be carried out by a qualified electrician and notified to the appropriate Building Control department.
However prior to January 2005 any person could undertake electrical works even if they had little or no knowledge of the requirements for electrical safety. As a result there are numerous properties with varying degrees of faulty wiring due to electrical safety checks not being carried out.

Often a person buying a house is not aware of these issues until after they have completed and moved in, whereas a simple electrical safety check, if arranged with the vendors, can provide the purchaser with a report giving the condition of the wiring and any remedial actions necessary.
